Tell us whether you're adding, replacing or repairing a skylight
A new skylight enquiry needs different information from a leak around an existing unit. Tell us what you want to change, where the skylight is or would be located, and whether roof replacement is also planned.
For an existing unit, share its approximate age and any product information you already have. Photos from inside the room and existing records can help start the discussion. Don't climb onto the roof to take measurements or find a label.
For a proposed new location, ask us to confirm the roofing scope before ordering a unit. Creating a new opening can involve requirements beyond roof installation, so the responsibilities need to be clear from the start.
Assess moisture before deciding on the repair
Water around a skylight doesn't identify one cause on its own. The issue may involve the unit, its flashing, nearby roofing or condensation. Where the moisture appears and whether it coincides with rain are useful observations.
Moisture on the room-side glass is different from persistent fogging between glazing layers. Condensation can be associated with indoor humidity, while moisture between panes can indicate a glazing seal problem. These observations need assessment rather than an assumption that resealing the roof will solve everything.
If water is also appearing away from the skylight, mention it. Roof leak investigation may need to consider other details as well as the opening.
Flashing connects the skylight to the roof
The flashing directs water around the unit and into the surrounding roofing. Its suitability depends on the skylight, the roof covering and the slope. Choosing a unit without considering those connections leaves an important part of the job undecided.
Our skylight work includes flashing replacement and repairs to affected shingles or membrane around the opening. The proposed scope should identify whether the issue is in the roofing connection, the unit itself or both.
Replacing surrounding flashing isn't the same as repairing failed glazing. Equally, fitting a new unit doesn't remove the need to address deteriorated roofing beside it.
Decide between repair and replacement
A repair may be appropriate when the skylight remains serviceable and the problem is limited to a roof detail that can be renewed properly. Replacement may be worth considering where the unit itself has deteriorated or has a separate defect.
The available approach depends on the unit and the surrounding construction. Ask what can be retained, what needs renewal and whether any required parts or replacement options have been confirmed. Don't assume every older skylight can be repaired in the same way.
If you're coordinating a roof replacement, bring the skylight into that discussion early. It allows the roof and skylight details to be planned together rather than treating them as unrelated jobs.
Be clear about the installation scope
Before approving the work, confirm who is supplying the unit and which roof-side details are included. If the project involves a new opening, changes to the interior shaft, finishing or electrical components, ask how those requirements will be handled.
Roof-side installation, structural alterations and interior work are separate parts of the project. Confirm responsibility for each before work is agreed, including any electrical requirements.

Skylight questions
Does condensation mean my skylight is leaking?
Not necessarily. Condensation and rainwater entry are different issues, although visible moisture alone may not make the cause clear. Describe where it appears, whether it is between panes and when you notice it. That information helps direct the assessment.
Should I buy a replacement before asking for an estimate?
It's better to discuss the existing opening, roof covering and installation requirements first. A unit that looks similar may not be a suitable replacement. Confirm product compatibility and responsibility for supply before ordering.
Can skylight work be included in a re-roof?
Yes. Skylight work can be coordinated with a roof replacement. Discuss the existing unit and any replacement plans before the roof scope is finalized. The estimate should identify the skylight work separately so the included items are clear.
Does installing a skylight include finishing the ceiling?
Don't assume it does. Ask specifically about the opening, interior shaft and finishing requirements. The agreed scope should explain what NorthVan Roofing will do and which additional work needs separate arrangements.
