Metal Roofing in North Vancouver

NorthVan Roofing provides metal roof replacement, standing seam roofing and metal roof repairs in North Vancouver. The focus is on the panel layout and the connections that make the roof work with the building, not just the finish seen from the street.

Start with the roof shape and intended finish

Standing seam roofing has raised seams that give the roof a defined linear appearance. On a simple roof, those lines may run across broad, uninterrupted areas. Valleys, dormers, skylights and changes in level create a more involved layout.

Before choosing a profile or colour, discuss how the panels will be arranged and how the edges and interruptions will be finished. A reference image can explain the appearance you like, but it doesn't establish which system suits your roof.

We consider the existing roof, the building's design and the proposed scope before recommending a metal system. Metal isn't automatically the right choice for every property or every roof section.

The details that need planning

Metal panels expand and contract as their temperature changes. The selected panel system and its attachments need to accommodate that movement. That's one reason the specification and details matter beyond the visible panel profile.

Our metal roofing scope includes flashing, wall transitions and integration around vents and skylights. Discuss roof edges and valleys alongside the main panels, particularly where a metal area meets another roof covering.

If skylights are part of the project, plan skylight and roof integration before the scope is settled. The surrounding roof and the unit's flashing need to work together.

Assessing an existing metal roof

An existing metal roof needs a different conversation from a proposed change of material. Tell us where leaks occur, whether they are new or recurring, and whether work has recently been done around vents, walls or skylights.

We assess the affected panels and connections, including seams, fasteners and flashing where relevant to that system. A local problem doesn't automatically require a full replacement. Equally, a new surface patch doesn't establish that the underlying detail has been corrected.

Existing product information and earlier repair records are useful. They can help identify what is already installed and what needs to be considered before a repair method is selected. Don't access the roof to collect them.

Comparing metal with asphalt shingles

Compare the complete proposals, not just a panel sample and a shingle sample. The roof geometry, supporting layers, flashings, removal requirements and access all need to be understood before comparing the work and price.

Metal offers a different visual treatment from shingles. Whether that is right for the house depends on the architecture and the appearance you prefer. Compare asphalt shingles as a separate system choice, rather than assuming one material is universally better.

For the wider project, planning a replacement roof covers the assessment, tear-off and scope questions. You can also compare the finishes shown in our roofing work and systems overview.

What to ask before choosing a metal roof

Ask for the proposed panel system and finish to be identified clearly. Discuss the roof slope, layout and any exposure conditions that matter to the product selection. Avoid relying on a generic claim that all metal roofing performs the same way.

Clarify the treatment of penetrations, wall junctions and transitions to other materials. Ask how concealed conditions would affect the scope, what maintenance guidance applies and which warranty terms are actually being offered.

A manufacturer's material or finish warranty is not the same as a contractor's workmanship warranty. The applicable documents should explain the coverage and conditions rather than leave you to infer them from a lifespan claim.

Metal roofing questions

Is metal roofing maintenance-free?

No roof should be treated as something that never needs attention. Ask about the care requirements for the selected system and arrange a review when leaks, damage or deteriorating connections are noticed. Product-specific guidance should inform the maintenance plan.

Can you repair a leaking metal roof?

Metal roof repair and condition assessment are part of our services. Whether a local repair is suitable depends on the existing system and the fault. Share the leak history and any details you have about the panels or earlier work.

Will standing seam work on a complex roof?

It needs an assessment of the actual layout and the selected product's requirements. Corners, valleys, roof openings and changes in pitch affect the detailing. A photograph of another house isn't enough to confirm suitability.
