Separate the history of the home from the roof
Norgate was among the residential neighbourhoods that developed during North Vancouver's postwar growth. That local history doesn't tell you when an individual roof was installed, altered or last repaired.
For an established house, gather any available reroofing records before assigning an age to the current covering. A newer home needs the same property-specific approach. Neither the neighbourhood's origins nor a nearby house provides a reliable specification for your roof.
Norgate is part of our North Vancouver neighbourhood coverage. You can enquire about the roof you have without choosing a material first.
Match the system to the slope
Two roof sections that look similar from the garden can have different requirements. A covering suitable for a pitched main roof isn't automatically suitable for a much shallower section. The roof slope and the proposed product's requirements need to be checked together.
Where the roof is suitable, asphalt shingle roofing may be part of the discussion. For a low-slope area, review the relevant flat roofing options instead of assuming shingles can simply continue across it.
This isn't a claim that Norgate homes all have low roofs or the same layout. It is a way to avoid selecting a covering on appearance alone. Photos can help describe the sections, but you don't need to climb up and measure them yourself.
Judge shingle damage in context
Missing or damaged shingles need attention to the surrounding covering as well as the visible defect. Ask whether the proposed work is a localized repair or whether deterioration extends beyond that area.
Colour matching is a separate question from suitability and condition. A matching-looking patch doesn't establish the condition of the remaining roof. Equally, one damaged section doesn't prove the whole roof needs replacement.
For the enquiry, describe where you noticed the issue and whether there has been water inside. Don't assume that the absence of an interior stain means every part of the roof is sound.
Define what reroofing would change
A roof replacement assessment should identify the sections included and the connections to anything staying in place. If the home has a garage, canopy or addition with a different roof, ask whether that area is part of the same proposal.
Compare the proposed scope before comparing prices. The roof covering, edges, openings and retained sections should be clear enough that you know what each estimate addresses. Hidden conditions beneath the existing covering may require further review once accessible, rather than being treated as known at the first enquiry.
Norgate roofing questions
My Norgate house is older. Does that mean the roof is due for replacement?
Not by itself. Roof records and current condition are more useful than the age of the house. A previous owner may have replaced all or only part of the roof. Explain what you know and leave uncertain dates identified as uncertain.
The roof over my addition looks almost flat. Can it use the same shingles as the main roof?
That needs a slope and system-suitability check. Don't choose shingles only to match the rest of the house. A different covering may be appropriate, with the connection between the two systems included in the design.
